BE AT ONE SECURES SMITHFIELD BAR

Be At One, the London-based cocktail-bar chain has taken an assignment of the ground floor and basement unit from Springdene Ltd (trading as FluidBar) at 40/42 Charterhouse Street, EC1.

It is paying a rent of £50,000 per year and an undisclosed premium for a lease expiring in 2023 whilst the property extends to approximately 2,000 sq ft (186 sq m) on ground and basement and benefits from a Premises Licence that allows the sale of alcohol to 4am on Thursday, Friday & Saturday.

Steve Bagatti founding partner of Selsian who acted for FluidBar said: “Smithfield has always had a great buzz but it has become even more attractive because of its transport links. When Farringdon station improvements are completed it will be the only interchange where passengers will be able to access Thames Link, Crossrail and London Underground services and be served by 140 trains per hour.”
